Section 1

Buying & Selling

a) Sellers must notify buyers and include a copy of these Lomas Mironas regulations in the sale agreement.

b) Lots may not be subdivided and sold without written authorization from the Lomas Mironas junta de vecinos.

Section 2

Construction

a) Only one (1) single-family villa is permitted per lot. Multi-family units, apartments, and party houses are not permitted.


b) To maintain low density environmental impact, only one (1) bedroom per 500 square meters of land is permitted. For example, a villa built on a 2000 square meter lot may have a maximum of 4 bedrooms.

c) Villas and utility buildings may have a maximum height of 2-stories or 8 meters high.

d) Villas must be set back 15 meters from front boundaries, and no closer than 8 meters to lateral and rear boundaries.

e) The maximum height for solid front walls is 1.20 meters above street level. Lateral and rear dividing walls may be 2.00 meters high.

f) For fire safety, each villa must have a cistern with a capacity of 1500 gallons per bedroom. For example, a 3-bedroom villa must have a 4500 gallon cistern.

g) The removal of mature trees is prohibited.

h) Construction workers are permitted in Lomas Mironas 8:00am to 5:00pm Monday to Saturday.

Section 3

Conduct & Activities

a) Businesses of any kind are not permitted in Lomas Mironas.

b) The speed limit in Lomas Mironas is 40 km/h. All vehicles must have mufflers (silencers).

c) For safety and tranquility, a maximum of 2 pets (dogs, cats, birds) are permitted. Farm animals (i.e: roosters, pigs, cows) are not permitted in Lomas Mironas.

d) Burning trash or dumping debris on vacant lots is prohibited in Lomas Mironas.

 

e) Quiet hours are 11:00pm to 7:00am.


f) Trash cans and clotheslines must not be visible from the street.


g) The possession of hazardous materials is prohibited in Lomas Mironas.

h) Signs or advertisements of any kind are prohibited.
